Special Coronavirus cancellation policy and Coronavirus procedures


This page tells you everything you need to know regarding our Coronavirus cancellation policy, the measures we have in place to protect you and what you need to do and expect during your stay. If you have any further questions after reading this, please email us on or call us on 01725 517654 .

COVID-19 Cancellation policy only.

Where cancellations or modifications occur due to COVID-19, the two below policies apply regardless of whether you book our 'base rate' price or 'non-refundable advance purchase' price. We hope this gives you peace of mind when booking. If you have any questions please call or email prior to booking. 

  1. If we go into a National lock down, or our area goes into a local lockdown, bookings will be subject to a free change of dates (same no. of nights) or a full refund. Seasonal price differences may apply.
  2. If your area goes into a local lock down or you cannot come due to self isolation we will offer a free change of dates (same no. of nights). Seasonal price differences may apply.
  3. If you cannot come due to possible breach of the rule of 6 or tier restrictions we will offer a free change of dates (same no. of nights). Seasonal price diffences may apply.

Covid-19 Procedures, regulations and guidance

Please see below an outline of what we’re doing to keep you safe.

-    Upon changeover - Lodges are cleaned thoroughly with the added measure of diluted bleach and high grade sanitiser for surfaces and floors. 

-    Cleaners are wearing appropriate PPE.
All cleaners have a guidance booklet and checklist.

-    All bed linen, including protectors, are removed and washed at a high temperature before being ironed and stored for 72 hours ready to be used again.

-   Fresh bed linen and towels are put on your bed/s by one member of staff wearing gloves and a face mask.

-   Duvets and pillows are removed and replaced with items that have been quarantined for at least 72 hours.

-  Following the lodge being cleaned it will then be "fogged" using a fogging machine containing disinfectant.

-   You will find the majority of cutlery and crockery in the dishwasher. Any items that do not reasnably fit in the dishwasher have been wiped with sanitising fluid which you may wish to rinse or dishwash these again before use.

-   We have provided you a bag of essentials including (but not limited to) dishwasher tablets, washing machine tablets, hand sanitiser, wipes, gloves and bin bags. This is for your use only. Please leave unused items especially match boxes, firelighters and spray bottles in the clear plastic bag on departure(we will quarantine all re-usable items). If you need more items please ask. You can use these items for peace of mind to wash, dishwash or sanitise items and areas before you use them if you wish.

- We have removed certain soft furnishings for your safety, this includes sofa Cushions. Luckily all of our sofas are leather and wipeable so will still be comfy, but if you want cushions, please bring your own.

Outside and On-site

-  Outdoor furniture has been sanitized between stays, including saunas where applicable.

-  BBQs have been removed. If you want a BBQ for your stay please let us know and a clean one will be dropped to your lodge. If requesting during your stay, please note you must do so between 9am and 2pm. There is no charge.

-  The shop is closed but we can deliver items to your decking between 9am and 2pm. Please call us or let us know what you need. We stock breakfast items, local alcohol etc. We do also have a non-contact veg stall at the front of the farm for guests to use.
-  Hot Tubs have been fully emptied, cleaned, sanitised, re-filled and dosed with appropriate chemicals to keep you safe whilst you enjoy the tub. Hot tubs will be tested twice a day between 9.30am-11am and 2.30pm-3.30pm. Please do not use the tub until it has been tested. 

Social Distancing

-  We are lucky enough at the farm to be very isolated, with plenty of space. We are still required to remind you to keep 2m apart from other guests, this includes keeping dogs under very close control. If you cannot keep you Dog under close control please keep them on a lead. 

Government guidance/law

The "rule of 6" is now law. This will not apply to single lodge bookings as our max occupancy lodge sleeps 6. If you have multiple lodges booked, where your total number exceeds 6 you will need to follow the law and only stay with us if you can keep to the rules below.
a) You and your party are compliant with Government advice and that you are from the same household/support bubble.
b) You and your party will be compliant with Government advice and only congregate in groups of 6 or less. 

We strongly discourage booking for more than 6 people. If we find that your party contravene the government advice you will be asked to leave our site without refund as we must protect other guests. New forest lodges are legally required to enforce the rule of 6.
If you find that due to the current advice regarding the "rule of 6" you cannot adhere to the above, please contact us ASAP to discuss the available options with your booking. 

Government 3 tier system and how it affects your stay
  • Please refer to your local authority to determine which tier your area is in. 
  • Tier one - Rule of 6 applies
  • Tier two - Rule of 6 applies and you must only stay with people from your household or support bubble. No travel restrictions but advice is to minimise your journeys.
  • Tier three - Rule of 6 applies and you must only stay with people from your household or support bubble. Government guidance advises people against overnight stays. 

Coronavirus Symptoms
- If you or a member of your party/household has tested positive or been in contact with someone who has tested positive for Coronavirus within the two weeks leading up to your holiday, please do not come. Notify us at the earliest possibility and we will discuss your options for re-booking.
- If you or a member of your party/household is displaying symptoms before your stay, please do not come. Notify us at the earliest oppurtunity and we will discuss your options for re-booking.
- If you or a member of your party displays Coronavirus symptoms during your stay please notify us at your earliest convenience and travel home.
